Professional Fire Alarm Solutions for Residential Developments and Managing Agents

Fire alarm systems within residential developments require careful consideration throughout their lifecycle, from the initial design and installation through to ongoing maintenance, system modifications and compliance following occupation. Whether you're delivering a new apartment development or managing an established portfolio of residential buildings, having a reliable fire alarm partner is essential.

At Liberty Systems, we work with property developers, principal contractors, managing agents and block management companies across the East Midlands, providing specialist fire alarm design, installation, commissioning, maintenance and ongoing support for purpose-built blocks of flats and residential developments.

Providing BAFE Accredited fire alarm Design, Installation, maintenance, servicing and fault repairs for developers and block management companies throughout the East Midlands.

Supporting Residential Developments from Construction to Occupation

We regularly work alongside developers, electrical contractors, principal contractors and block management companies to deliver compliant fire alarm systems for new-build and refurbishment projects.

From the earliest stages of a project, we can assist with system design, installation, commissioning and final handover, ensuring the fire alarm installation integrates with the wider building services and is delivered in accordance with the project specification and relevant British Standards.

Following completion, we provide comprehensive handover documentation, certification and Regulation 38 information, helping ensure a smooth transition from construction to occupation.

Supporting Managing Agents and

Block Management Companies

Once a residential development is occupied, responsibility often passes to managing agents or block management companies who are responsible for maintaining the fire alarm system throughout the life of the building.

Whether you manage a single apartment block or a portfolio of residential developments, we provide planned maintenance, routine servicing, fault finding, system modifications and fire alarm upgrades, helping ensure your buildings remain safe, compliant and properly maintained.

Where recommendations are made following a Fire Risk Assessment, we can assess the existing installation and provide practical solutions to modify or extend the system in line with the assessor's recommendations.

Installation, Maintenance and Ongoing Support

We offer a complete range of fire alarm services throughout the life of your system, from initial design and installation through to commissioning, planned maintenance and future upgrades.

Whether you require a new fire alarm installation, planned maintenance or alterations to an existing system, we provide a complete range of services throughout the life of the building.

Our experienced engineers carry out routine servicing, fault diagnosis, repairs, system extensions and upgrades while providing clear communication and comprehensive documentation following every visit.

Where work is required within occupied residential buildings, we always aim to minimise disruption to residents while maintaining the highest standards of safety and professionalism.

Fire alarm systems within residential buildings are designed to support the overall fire strategy for the building.

Depending on the building design, this may include a stay-put strategy, where occupants are safe to remain within their flat unless directly affected by fire, or a simultaneous evacuation strategy, where all occupants are required to leave the building when the fire alarm operates.

Our engineers understand the different system requirements associated with these strategies and can provide advice when maintaining, modifying or upgrading existing installations.

We also have experience working with residential buildings designed under earlier guidance, including developments where due to the building being built to older building standards, a Fire Risk Assessment will often determine that a system installed to a different Category, such as those outlined in LACoRS would be the most appropriate.

In modern Stay-Put blocks of flats, the fire detection & alarm system may need to manage complex cause & effect systems, including activation of smoke ventilation, monitoring of sprinkler systems, control of passenger lifts and door locks as well as notifying building management.

Whether maintaining an existing system or implementing changes following refurbishment or updated fire risk assessments, we work to ensure any modifications are appropriate for both the building and its current fire strategy.

Frequently Asked Questions

Can you carry out works recommended by a Fire Risk Assessment?

Yes. We can assess the recommendations within your Fire Risk Assessment and provide quotations for system modifications, upgrades or extensions where appropriate.

Can you maintain an existing fire alarm system?

Absolutely. We regularly maintain and repair fire alarm systems originally installed by other companies, subject to an initial assessment.

An initial assessment may be required as there are some systems which we don't cover but most will be fine.

We also hold replacement and emergency stock for systems that we maintain to further limit any downtime.

Do you support property companies with multiple developments?

Absolutely. We work with managing agents and block management companies responsible for multiple residential sites, providing consistent servicing, documentation and account management across their portfolio.

In fact, this is where the Liberty Systems customer portal is a great tool as it allows you to access your service & maintenance documents and certificates as well as see the  status of each of your sites from your portal dashboard.

Can we access our fire alarm records online?

Yes. Our customer portal provides secure access to service reports, certificates and maintenance documentation, allowing authorised users to access important records whenever they need them.
